New projects transforming LPGA corridor into new commercial hub for Daytona Beach

DAYTONA BEACH — When physicians Charles Duva and William Sawko began developing Cornerstone Office Park on the southwest corner of LPGA and Williamson boulevards in 2002, the area was mostly hay fields and timberland.

“There was nothing out here,” Duva, the CEO of medical billing firm DuvaSawko, recently recalled. The partners built the first of four planned buildings envisioning LPGA Boulevard becoming a bustling corridor for commerce.

It’s taken a lot longer than anticipated, but 15 years and a Great Recession later, that potential is finally being realized.

The LPGA corridor is surging with new projects that are transforming the area into a new hub for the city.

Since 2015, the area has seen the opening of a massive Trader Joe’s distribution center, Tanger Outlets mall, several new dealerships at Daytona International Auto Mall, a new CarMax dealership just south of the auto mall, a 264-unit luxury apartment community, a medical surgery center, an Intracoastal Bank branch, a Stonewood Grill restaurant, and just a couple of miles to the south the new headquarters for TopBuild Corp.

And that’s just the tip of the iceberg.

WHAT’S COMING

Projects in the works on the west side of Interstate 95 include the 6,900-home Jimmy Buffett-themed Latitude Margaritaville 55-and-older community and shopping center as well as ICI Homes’ planned 1,200-home “full-life” Mosaic community and two more auto dealerships just south of CarMax.

On the east side, projects include a Buc-ee’s that will offer up to 120 gas pumps and a supermarket-sized “travel convenience center,” a Sam’s Club store and several restaurants and big-box retail stores that will complete the 235-acre Tomoka Town Center that already is home to Tanger Outlets. Across the street, just to the east, a RaceTrac convenience store/gas station is going up that will anchor a planned 23-acre retail complex called Williamson Crossing. Also coming are a standalone Dunkin’ Donuts, a specialty grocery store, and a high-tech $4 million Superwash Express car wash.

And a mile to the south, along Clyde Morris Boulevard, a 400,000-square-foot distribution center is being built for German medical products maker B.Braun that will be part of a planned 100-plus acre industrial district.

All that growth has Duva and Sawko considering plans to finally proceed with building a third building at Cornerstone, which the partners reacquired last year after selling it in 2007 just before the Great Recession.
