Daytona’s Tomoka Town Center on track for fall opening

DAYTONA BEACH — Exterior construction of a planned 400,000-square-foot “power lifestyle” retail center at Tomoka Town Center, just east of Interstate 95, is on track to be completed by early August, its developer says.

The buildings will then be turned over to the retail tenants who will finish the interiors with the goal of opening this fall in time for the start of the holiday shopping season, said Jeff Preston, managing partner for North American Development Group.

Tenants for the retail complex, which is across the street from Tanger Outlets, will include TJ Maxx, Hobby Lobby, Academy Sports + Outdoors, Burlington Stores, and Ross Dress for Less, among others.

The center will also be home to several eateries including Blaze Pizza, Ford’s Garage, Culver’s and Arby’s.

“We’re going to be delivering most of the buildings to large format retailers in early August and expect openings to begin 90 days from then,” said Preston of the planned 170-acre “super regional shopping center.”

Most of the stores are expected to open individually upon completion this fall, while two of the planned eateries — Culver’s and Arby’s, which will be along Outlet Boulevard, just south of LPGA Boulevard — will open early next year, Preston said.

Most of the spaces in the retail center have already been leased, with “advanced lease negotiations” underway with prospective tenants for the three remaining available storefronts, Preston said.

Preston credited the planned 6,600-home Latitude Margaritaville 55-and-older community on the west side of I-95, and ICI Homes’ plans to develop a 1,200-home all-ages “full life” community next door, with generating strong interest from retailers and restaurant chains in Tomoka Town Center.

“They are a huge contributors to our success,” he said. “Daytona is on fire … and we’re in the center of it.”

Site work has also begun on a 276-unit apartment complex behind the new retail center that will be called Tomoka Pointe Apartments. The apartment complex will be bordered on the east by Williamson Boulevard and is just north of Mason Avenue.

Preston said he expects the first residents at Tomoka Pointe will take occupancy in either the second or third quarter of next year.
