Stand-alone Dunkin’ Donuts store planned for LPGA Boulevard

DAYTONA BEACH — The LPGA Boulevard corridor, which has become a hotbed of commercial and residential development, just became even hotter. A family that own several Dunkin’ Donut franchise stores locally has snapped up a site along the increasingly busy thoroughfare for a future stand-alone store. Doing business as Nova King Inc., the Afshari family’s Dunkin’ Donut locations include one inside the Shell gas station/convenience store on the corner of Clyde Morris and LPGA boulevards.  That location would move to the stand-alone store once it is built, said Chris Butera, a commercial Realtor with SVN Alliance Commercial Real Estate Advisors.Butera helped negotiate the family’s $1.2 million purchase of the 4.5-acre undeveloped site from Consolidated-Tomoka Land Co. The site is at the northeast corner of LPGA and Concierge boulevards, a block east of Williamson Boulevard.

Butera said his clients’ next step is to obtain the necessary rezoning and permits from the city. The site could include a small office building that would become the new headquarters for Nova King. The rest of the property could potentially be resold to another developer, he added. The stand-alone Dunkin’ Donuts store likely won’t open until 2019 or 2020, he said. “They wanted to secure their location on LPGA before the explosion of development takes place,” Butera said.

Other projects in the area include the planned 6,900-home Latitude Margaritaville active adult community on the west side of Interstate 95, the Tanger Outlets mall that opened in November on the east side of I-95, the new Stonewood Grill that opened Monday in the former Vince Carter’s space, and the recently announced plans by Texas-based Buc-ee’s to develop a super-sized gas station/convenience store between I-95 and Stonewood.
